Real Estate Fees

We understand how important it is to you to know in advance what the cost of a transaction will be. For this reason, we will happily calculate for you the exact amount that we expect it will cost to complete your transaction.

We charge flat fees for all basic residential real estate transactions. In addition to our fee, our bill will include the fees that the government charges to register documents, plus our office's expenses. Of course, we also have to charge you G.S.T. on our fees and office expenses.

To help you understand some of the expenses involved in your real estate deal we have set out below some information about our fees and the government's charges.

Selling Your House

Transfer of Title, our fee is $400
Discharge (if we have to discharge a mortgage from your title), our fee is $50
The Alberta government's fee for discharging a mortgage is $9
The Saskatchewan government's fee to discharge your mortgage is $26
Buying a House
Buying a house without registering a mortgage (you are either assuming the seller's mortgage or you are able to pay the purchase price in full) $350

Alberta

The Government charges the buyer a fee of $35 plus $1 for each $5000.00 of the value of the land for registering a change in ownership. If you need a mortgage, the Government also charges the buyer a fee of $15 plus $1 for each $5000.00 of the mortgage amount for registering a mortgage.

For example, if you buy a $100,000 house with a $90,000.00 mortgage, the Government's fee for registering the change of ownership will but $55.00 and the Government's fee for registering the mortgage will be $33.00. The total Government fee will be $88.00

Saskatchewan

The Government charges the buyer a fee of $20 for the first $1000 in value, plus $2 for every $100 after that for registering a change of ownership. If you need a mortgage, the Government charges the buyer a base fee of $20 for the first $1000 in mortgage amount, plus $2 for ever $1000 after that for registering a mortgage.

For example, if you buy a $1000,000.00 house with a $90,000.00 mortgage, the Government's fee to register the change in ownership will be $218.00 and the Government's fee to register the mortgage will be $198.00. The total Government fee will be $416.00.
